Windows and Doors |
Windows are aluminum, single-hung, double-insulated
glass with simulated divided panes. Operable windows have screens.
Doors from first-floor units to exterior patios are steel frame
with double-insulated glass and divided panes. |

Landscaping |
All first-floor units have direct access to
a private garden area including a 10’ x 12’ brick patio
and adjacent planter surrounded by a wooden privacy fence. |

Main Entrance |
The building main entrance is marked at the
street by a timber-framed gazebo with a brick pathway leading
to the front lobby door, which is made of Spanish cedar wood with
glass inserts. A canvas canopy covers the main entrance. |

Exterior Wall Construction |
Where the interior brick is exposed it has
been sandblasted and seal coated for protection. Stud walls against
the exterior brick consist of 2” x 4” wood studs with
3½” insulation and ½” blueboard and
plaster finish. |

Interior Wall Construction |
Demising walls between units consist of double
2” x 4” staggered studs with two layers of 3½”
batt insulation for sound attenuation, covered with ½”
blueboard and plaster on each side. Partitions within units are
2” x 4” stud walls with ½” layer of blueboard
and plaster each side. Bathroom walls are cement board around tiled
wet areas. |

Floor/Ceiling Assemblies |
To minimize sound transmission between units,
the floor/ceiling assemblies consist of the following: hardwood
floor over 1½” sub floor over a minimum of 2 ½”
concrete on 2” x 10” floor joists insulated with 9”
of batt insulation with ½” blueboard and plaster ceiling
hung on resilient channels. The top floor ceilings have R-30 insulation. |

Heating, Ventilating and Air Conditioning |
Each unit is heated and cooled by a hydronic-gas,
forced-air system. The ductwork is exposed spiral ducts. A 65CFH,
gas-fired, hot-water tank supplies hot water. |

Electrical and Wiring |
Each unit has an independent 100-amp service,
is wired with smoke detectors, and is pre-wired for television and
telephone/internet. |

Intercom / Security System |
Each unit is connected to the main entrance
with an intercom system. |
| |
Main Lobby |
The floor has stone tile or equivalent with
1” x 6” baseboards. Wall sconces and/or decorative lighting
are provided. |

Corridors |
Floors are carpeted with 1” x 6”
wood baseboards. Sconces and/or decorative lighting are provided. |

Kitchen Cabinets and Countertop |
Kitchen cabinets are maple wood with 36”
lower cabinets. Upper cabinets are 36” high with adjustable
shelving. Countertops are Uba Tuba granite and have a 4”
backsplash. Sink is a double-bowl stainless steel with under-counter
mount. |

Appliances |
The stainless steel GE or equivalent appliances
included are: 30” four-burner gas range with oven; 19.5 cu
ft bottom-freezer refrigerator; under-counter dishwasher; space-saver
microwave with re-circulating fan; sink-mounted garbage disposal. |

Bathrooms |
Tub/shower will have a tile surround, 7’
high. Vanities are maple cabinets with Swanstone countertops and
integrated sinks. Price Pfister faucets and Symmons showerhead have
chrome finish. |

Interior Doors and Trim |
Interior doors are solid core flat flush paint
grade doors. Entry doors to units are solid core, fire-rated doors
with acoustical gasketing to minimize sound transmission. All doors
and windows are flat stock 1”x4” casings. Baseboards
are 1”x6” flat stock. |

Painting |
All interior wood trim is prime-coated followed
by two coats of semi-gloss paint. All walls are prime-coated,
then painted with two coats of latex paint with flat finish. Ceilings
are flat white. |

Closets and Hardware |
Each closet has wire shelving with integral
rod. All hardware is residential quality with brushed metal finish. |

Flooring |
All flooring within the unit will be hardwood
except the bathrooms, which will be tile. |
| |
Lighting |
Each unit has a suspended track light or equivalent
with wall switch in the kitchen and living room area. There is a
provision for ceiling pendant fixture in the dining area (fixture
to be supplied by buyer and installed by buyer). In selected units,
two pendant light fixtures are provided over the kitchen bar-counter.
Bathrooms have a surface-mounted vanity light and integral ceiling-mounted
extractor fan with light. |
